Warlingham Habitat Bank spans 11.2 hectares of former arable land in Surrey, delivering a landmark Biodiversity Net Gain (BNG) project designed to restore ecological diversity within a landscape rich in ancient woodland, wildlife corridors and public green space.
Situated within the Tandridge Local Planning Authority (LPA) area and the North Downs National Character Area (NCA), the site transforms intensively farmed land into a biodiverse mosaic of mixed scrub, species‑rich hedgerows and traditional orchard habitat. Influenced by the surrounding wood‑pasture character of the area, the design supports a wide range of pollinators, birds and small mammals, while improving ecological connectivity between adjacent ancient woodland blocks.
The inclusion of a heritage orchard and extensive public rights of way also provides social and educational value, giving local communities opportunities to engage with nature restoration and traditional land management.
With its strategic position on the Surrey–London fringe, Warlingham Habitat Bank supports BNG delivery both within and beyond the Tandridge LPA and the North Downs NCA.
