The site at the end of Eaton Lane is secured through a Section 106 agreement with Cheshire West and Chester Council. A much‑loved community space, it is being enhanced through the creation of species‑rich grassland, heathland, heritage orchards, hedgerows, woodland, parkland and ponds.

A public bridleway runs through the site, linking into the wider local footpath network and providing opportunities for people to enjoy and engage with nature recovery, heritage landscapes and the wellbeing benefits they bring.

The Eaton Lane Habitat Bank provides biodiversity units to support development across the Cheshire West and Chester Local Planning Authority area and the Shropshire, Cheshire & Staffordshire Plain National Character Area (NCA). This strategic location within the North West of England enables the site to contribute to biodiversity net gain (BNG) for developments across Cheshire, Merseyside, Greater Manchester and North Staffordshire.
